Landlord Fees

Newingtons’ London are not presently registered or a member of a client money protection scheme. All fees to both tenants and landlords are inclusive of VAT.

Renewals are charged at the same rate 13.2%.

Admin fees total £288

Service 13.20% of rent includes the following:

  • Marketing the property and advertise on all platforms
  • Carrying out accompanied viewings
  • Agreeing the market rent and finding a tenant in accordance with landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Collect and remit initial months’ rent
  • Collecting and holding Security Deposits in a nominated client account
  • Arranging and negotiating any subsequent renewals

Full Management Service 18% VAT INCLUDED

Renewals are charged at the same rate 18%

Admin fees total £288

This is a fixed cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to, negotiating the tenancy, validating references and drawing up contracts. This charge is applicable per tenancy.

Service 18% of rent includes the following:

  • Provide advice on rent arrears actions
  • Deducting commission and other works
  • Advising all relevant utility providers of changes
  • Undertaking regular inspection visits quarterly and notifying landlord of the outcome
  • Arranging routine repairs and instruct approved contractors
  • Holding keys throughout the tenancy term
  • Arranging check out report, advise on proposed deductions, mediate between landlord and tenant on Deposit disputes, submit unresolved disputes to The Dispute Service

Additional Fees and Charges

  • Tenancy Deposit Scheme Fee. Register the Deposit with the The Dispute Service (TDS) and provide Tenant and Landlord with certificate: £0
  • Inventory Fee. Dependent on the number of bedrooms and/or size of the property and outbuildings and provider used: £120 1 bed, £165 2 bed, £195 3 bed
  • Gas Safety Certificate. Required by law is a Landlord Gas Safety Record as there is a legal duty on owners of residential rented properties to have annual safety checks carried out on the gas appliances they provide for their tenants’ use: £120
  • Electrical Safety Certificate. A electrical inspection reports will reveal if any of your electrical circuits or equipment are overloaded, find any potential electric shock risks and fire hazards and Identify any defective electrical work: £150
  • Energy Performance Certificate. An Energy Performance Certificate is required for properties when constructed, sold or let. The Energy Performance Certificate provides details on the energy performance of the property and what you can do to improve it:  £65
  • HMRC Return for Non-resident Landlords – £145
  • Income & Expenditure Report – £120
  • Court appearance – £360
