Property Management & Valuation

Landlord Guide & Advice

Our experienced team will be on hand throughout your letting process to offer you guidance and advice to make it as easy, and simple as possible.

Tenant Introduction

We use a range of online and offline tools to find the right tenant(s) for your property.

Rent Management

In addition to finding, you the perfect tenant, we will collect the rent on a monthly basis and deduct our fee on the rental due date. Landlords sometimes prefer this option as it helps with cash flow. We will also be on hand to chase or assist with any rent in arrears (although we hope from the referencing process this shouldn’t occur!).

We offer Property Management which will give our landlords complete peace of mind with bi-annual reports, access to 24-hour emergency contacts, key holding service, and many other services to give our landlords complete peace of mind.

Legislation & Legal Support

We work with a team of experienced solicitors who specialize in all aspects of residential property transactions. They have been assessed and accredited by the Law Society so you can rest assured that you will get high-quality service when you instruct our solicitors. Just ask the Newington estates team about an introduction.

Marketing your property

We are one of the select few agents who can use all four portals – Rightmove, On The Market, Zoopla, and Primelocation – to market your property, this means we have a wider reach than nearly every other agent in the area.  Our extensive network and strong community presence ensure a unique and broad reach for your property.

Right to Rent

The ‘right to rent’ simply means ensuring that your prospective, or current, tenant is legally allowed to rent in the UK. We can undertake this check for you, using the accredited method, so you have peace of mind when letting your property.

Rent Guarantee

Even the most conscientious of tenants can sometimes become unable to pay their rent and in many cases, a change in circumstances that are outside a tenants control such as redundancy or long-term illness, can, unfortunately, cause a tenant to default on their rent.  As a landlord any missed rental payments could impact your income or risk your ability to make mortgage payments and Rent Guarantee insurance, helps to ensure that you will still receive your rental income, should the unexpected occur.

Guide to letting your property

Welcome to the Newington estates Guide to Letting, where we offer you all the tips and tools to help you get the most from your property.
Letting your home can be a stressful experience but at Newington estates we take you through each process step-by-step, to ensure an easy and smooth journey for you and your tenant. From valuation, photography and throughout the tenancy, our dedicated team will work closely with you to ensure a swift and simple experience.

Free Letting Valuation

When we begin to work together, the first step will be to determine the rental value of your property. A lot of factors can impact this from obvious things like the size and number of bedrooms to the distance from tube or bus stops and the local market activity. Our lettings director will arrange to visit the property, speak with you about the amenities and offer you a guide on the potential yield. We will take all elements of the property and the local area into consideration to set a realistic price for you. We pride ourselves in providing our landlords with honest market advice.
